Termite FumigationIndoor Air Quality - Or IAQ, refers to the air quality within (and sometimes around) a building or enclosed structure, as it relates to the health, safety, and comfort to the building's occupants.

Having poor indoor air quality is also referred to having indoor air pollution. Air that is unclean or contains contaminants that are allergenic, pathogenic, carcinogenic or toxigenic is known to reduce the quality of air when they become airborne. The most common of these contaminants include mold, dust and dust mites, pollens and other plant matter, asbestos fibers, lead particles, radon gas, carbon monoxide gas and volatile organic compounds.

There are a variety of causes for poor indoor air quality, some being building materials used for a property, building design, and age, environmental factors such as temperature and humidity that can breed mold or other biological contaminants, geographic location, outside pollution, poor ventilation and lack of building cleanliness.

Mold - Fungal Biology

Various text sources indicate the probable presence of over 100,000 species of fungi (mold and yeast) with approximately 80,000 of these species described. Neither animal nor plant, molds are microscopic organisms that produce enzymes to digest organic matter and spores to reproduce. These organisms are part of the fungi kingdom, a realm shared with mushrooms, yeast, and mildews. Typically, fungi are saprobes; that is, their source of food is non-living organic matter.

Mold Infested RoomIn nature, mold plays a key role in the decomposition of leaves, wood, and other plant debris. Without mold, we would find ourselves wading neck-deep in dead plant matter. And we wouldn't have great foods and medicines, such as cheese and penicillin. However, problems arise when mold starts digesting organic materials we don't want them to, like our buildings. There are molds that can grow on wood, ceiling tiles, wallpaper, paints, carpet, sheetrock, and insulation. When excess moisture or water build up in the building from a leaky roof, high humidity, or flooding, conditions are often ideal for molds. Longstanding moisture or high humidity conditions and mold growth go together.

Why Test For Mold?

There are a number of compelling reasons to test surfaces and the air in a building where moisture damage may have occurred, not the least of which is to collect meaningful data to determine if a normal fungal ecology exists as defined by published standards.

There is also a scientific basis for testing visible mold - many times dark-colored toxigenic fungi hide underneath fungal growth that may appear grey, yellow or white in color.Mold Testing

A swab sample of visible mold and air samples collected near visible moisture damaged materials will help determine if toxin-producing species are in the building, a finding that may require immediate action to protect the health of building occupants.

Why Test For VOCs?

Because the term VOC is a general category of chemicals that may be produced during off-gassing of building materials, furniture, floor coverings and appliances it is impossible to say what the exact health effects of high VOC levels may be. Below is a list of some of the general symptoms that have been reported to us by clients who are suffering from high VOC levels in their building:

  • Headache
  • Nausea
  • Lethargy
  • Itchy eyes
  • Respiratory irritation
  • Stuffy nose
  • Frequent respiratory infections

Long-term exposure to volatile organic compounds can cause damage to the liver, kidneys, and central nervous system. Short-term exposure to volatile organic compounds can cause eye and respiratory tract irritation, headaches, dizziness, visual disorders, fatigue, loss of coordination, allergic skin reactions, nausea, and memory impairment.

Health Effects of Mold

Mold Treatment HeaterSpecific reactions to mold growth can include the following:

Allergic Reactions: Inhaling or touching mold or mold spores may cause allergic reactions in sensitive individuals. Allergic reactions to mold are common - these reactions can be immediate or delayed. Allergic responses include hay fever-type symptoms, such as sneezing, runny nose, red eyes, and skin rash (dermatitis). Mold spores and fragments can produce allergic reactions in sensitive individuals regardless of whether the mold is dead or alive. Repeated or single exposure to mold or mold spores may cause previously non-sensitive individuals to become sensitive. Repeated exposure has the potential to increase sensitivity.

Asthma: Molds can trigger asthma attacks in persons who are allergic (sensitized) to molds. The irritants produced by molds may also worsen asthma in non-allergic (non-sensitized) people.

Hypersensitivity Pneumonitis: Hypersensitivity pneumonitis may develop following either short-term (acute) or long-term (chronic) exposure to molds. The disease resembles bacterial pneumonia and is uncommon.

Irritant Effects: Mold exposure can cause irritation of the eyes, skin, nose, throat, and lungs, and sometimes can create a burning sensation in these areas.

Chemical Contaminants

Most indoor air pollution comes from sources inside the building. For example, adhesives, carpeting, upholstery, manufactured wood products, copy machines, pesticides, and cleaning agents may emit volatile organic compounds (VOCs), including formaldehyde. Environmental tobacco smoke contributes high levels of VOCs, other toxic compounds, and respirable particulate matter. Research shows that some VOCs can cause chronic and acute health effects at high concentrations, and some are known carcinogens. Low to moderate levels of multiple VOCs may also produce acute reactions. Combustion products such as carbon monoxide, nitrogen dioxide, as well as respirable particles, can come from unvented kerosene and gas space heaters, woodstoves, fireplaces and gas stoves.

Biological Contaminants

These contaminants may breed in stagnant water that has accumulated in ducts, humidifiers and drain pans, or where water has collected on ceiling tiles, carpeting, or insulation. Sometimes insects or bird droppings can be a source of biological contaminants. Physical symptoms related to biological contamination include coughing, chest tightness, fever, chills, muscle aches, and allergic responses such as mucous membrane irritation and upper respiratory congestion. One indoor bacterium, Legionella, has caused both Legionnaire's Disease and Pontiac Fever.
